Position Summary:

Collins Building Services (CBS) is seeking an experienced, highly organized Building Manager to oversee daily facilities operations for a portfolio of 11 academic buildings in a college campus setting. This leadership role is responsible for ensuring the highest standards of service, safety, and efficiency across janitorial and trades functions. The Building Manager will serve as the primary liaison between CBS and campus departments and will work closely with union staff, vendors, engineering, and key university stakeholders.

This position reports directly to the Assistant Director of Operations and plays a critical role in upholding the client’s expectations, driving team performance, and supporting overall campus functionality.


Key Responsibilities:


Portfolio & Staff Oversight

  • Manage all daily operations across a portfolio of 11 academic buildings.
  • Supervise and coordinate the work of 32BJ Janitorial staff and Trades Union employees within the assigned buildings.
  • Ensure all building staff are operating in compliance with CBS protocols, union agreements, safety standards, and university policies.
  • Conduct routine building inspections and respond promptly to operational issues or service deficiencies.

Client & Campus Relations

  • Serve as the day-to-day point of contact for university stakeholders, including:
  • Campus Facilities & Services
  • Conference Services
  • Design and Construction
  • Deferred Maintenance Departments
  • Foster positive client relationships by providing consistent communication, responding to concerns in a timely manner, and participating in campus meetings.
  • Provide reporting, updates, and issue resolution directly to the Assistant Director of Operations and the CBS leadership team.

Vendor & Contractor Oversight

  • Coordinate and monitor work performed by third-party vendors, contractors, and service providers.
  • Ensure adherence to service agreements, timelines, and safety/compliance standards.

Facilities Project Support

  • Support the planning, execution, and close-out of deferred maintenance projects, minor construction, renovations, and special events preparation.
  • Collaborate with CBS Engineering to ensure all building systems (HVAC, electrical, plumbing) are operating optimally.

Budget & Resource Management

  • Assist in developing and managing budgets related to supplies, staffing, maintenance, and contract services.
  • Track operational costs and recommend cost-effective measures without compromising service quality.


Qualifications:

  • Education: Associate’s or bachelor’s degree in Facilities Management, Operations, Business Administration, or a related field .
  • Experience: Minimum 3–5 years of experience in building management, facilities operations, or a similar role. Higher education or unionized environments strongly .


Working Knowledge of:

  • Janitorial, maintenance, and trades operations
  • Union labor relations (especially 32BJ and skilled trades)
  • Facility systems (HVAC, plumbing, electrical)
  • OSHA regulations, safety standards, and emergency response


Skills:

  • Strong leadership and interpersonal communication
  • Proficient in Microsoft Office Suite; experience with CMMS platforms a plus
  • Ability to manage multiple priorities in a fast-paced environment
  • Problem-solving, budget oversight, and team coordination


Working Conditions:

  • This is a full-time, on-site position at a college campus.
  • Requires walking and inspecting multiple buildings daily.
  • May include occasional evening or weekend responsibilities, especially during university events or emergencies.
